Rates and Taxes

Rates DO NOT include 14% Occupancy Tax, $5.50 per night Improvement Tax (no taxes on stays of 30+ days)

Departure Cleaning Fee and Valet Parking

Ownership Resort

This is a residence-style condo located in an ownership resort.

You do not need to rent for a full week. But there is a discount on most full week stays.

Some residences have a minimum number of nights required, especially on the weekends. That can be waived for last minute rentals.

No Smoking (including e-cigs and alternatives).

No Pets.

Check-In Time is 4pm. Check-Out Time is 11am.

Housekeeping

You do not receive daily housekeping during your stay. It is optional and an additional fee.

Deposit & Payment Information

50% Deposit is due at time of reservation. 50% Balance is due 30 days prior to arrival (60 days for Christmas and New Year's rentals).

We accept Visa, MasterCard, Discover, AmEx, Venmo, Zelle, PayPal, Checks, EFT. 2% discount when paying by check or EFT.

Cancellation Policy

These policies are strictly enforced. Purchasing Trip Protection insurance is highly recommended.
A 10% fee is charged on all cancelations. 
Fee based on entire scheduled rental.

Full deposit, less 10% fee, refunded if cancelation is more than 30 days before arrival.

Cancelations within 30 days of arrival refunded only if unit is re-sold, less 10% fee.
Refund will be amount of re-booking rental, not to exceed original rental.
No refunds for late arrivals, early departures or poor weather.
This includes air quality from wildfires or road conditions due to rain, snow, mud and rock slides.
A recent COVID diagnosis is not an exception for a refund.
